TOWN set to launch FiDi rental

TOWN Marketing and LeasingĀ  has been named the exclusive leasing and marketing agent for One Dutch.

Situated on the corner of John and Dutch Streets on a short passageway in the Financial District, the boutique rental building will include 84 apartments with seven layouts ranging from studios to two-bedroom homes and seven penthouses with terraces.

Each apartment will feature ceiling heights between 9 and 10 ft., European inspired and procured kitchens, and the building will also feature windows outfitted with state-of-the-art solar screen fabrics, Eco-Friendly Tuscany floors, and HVAC systems by Trane and York.

Prices will begin at $3,275 with August occupancy anticipated.

Serhant team tapped for Brooklyn boutique

Ryan Serhant and his team at Nest Seekers International are the exclusive sales team for 868 Lorimer On The Park.

Situated at the border of Williamsburg and Greenpoint on McCarren Park, the building has a 14 two- and three-bedroom homes, all with private outdoor space, starting at $1.575 million.

There are currently four units available including one penthouse apartment.

The full service building boasts amenities including private on-site parking, full-time resident manager, a part-time doorman/virtual doorman system, a gated pick-up and drop-off area, key fob controlled elevators, a bicycle garage, a multifunction room with communal work space and childrenā€™s play room, and a courtyard.

Each unit has 5-inch white oak plank floors, independently zoned HVAC systems, energy recovery ventilation units, kitchens equipped with custom Italian cabinetry, a full bathroom for every bedroom, and private outdoor space outfitted with lighting, gas, and water hookups.

Amirian Group

Turkish firm retained for new luxury development

The Amirian Group has welcomed Tabanlioğlu Architects on board as the Residential Design Architect for THIRTEEN EAST + WEST, a new luxury development in the East Village.

This will be one of the first US projects for Istanbul-based Tabanlioğlu, whose work so far has been in London, Doha, Dubai, Kazakhstan and Turkey.

Composed of two, six-story buildings with facades of metal panels and Accoya wood cladding, THIRTEEN EAST + WEST will offer 12 full-floor two-bedroom homes, with floor-to-ceiling windows, private storage, balconies, and roof decks.

Each building will feature one penthouse with private roof deck and a private, single car parking garage.

Amenities in each building will include private storage rooms, a virtual doorman with smartphone capability, and a lkey-accessed elevator.

Greystone Development

Developer reacts to rental demand

Greystone Development announced the official start of leasing for Steuben, at 100 Steuben Street in Clinton Hill, Brooklyn.

Steuben is the second of a pair of new luxury rental buildings developed by Greystone. The first, Myrtle, located around the corner at 531 Myrtle, launched leasing in January 2017 and is fully occupied.

Envisioned by AB Architekten, Steuben is an eight-story residential building with 43 studios to three-bedroom units ranging, with some featuring private outdoor space.

The anticipated net effective rents start at $2,000 and are being handled exclusively by Dave Maundrell and his team at Citi Habitats New Developments.

ā€œWith the rapid absorption in just four short months for rental units at 531 Myrtle, we are anticipating strong demand for its sister property, Steuben, as well,ā€ said Jeffrey Simpson, Head of Greystone Development.

Steuben includes a full range of amenities, including a fitness center with a courtyard view; common rooftop with barbecue; resident media lounge with co-working space and game room; virtual doorman; bike storage; and resident storage.

House hunters offered new LIC option

Twelve-stories of contemporary apartments are now available for rent at Huis24, the newest luxury residential building in Long Island City, Queens.

The 91-unit property, located at 41-22 24th Street, offers a mix of studio, one- and two-bedroom homes that range in price from $2,200 to $3,425 per month.

Modern Spaces is exclusively marketing and leasing the project, designed by My Architect PC, and developed by SMA Equities and ARI Investors.

ā€œHuis24 was designed to feel like a modern art museum, embodying the cultural vibrancy of the Queens Plaza neighborhood in Long Island City,ā€ said Sina Mahfar, co-founder of SMA Equities.

Common spaces at Huis24, a name derived from the Dutch word for house, feature double-height ceilings and concrete floors.

Residences have high ceilings, floor-to-ceiling windows, hardwood floors and open layouts. Kitchens feature white Caesarstone countertops, wooden cabinets, Kohler fixtures and Blomberg appliances, while bathrooms offer radiant heated flooring. One- and two-bedroom homes at Huis24 also offer in-unit washer and dryers.

The amenity collection at Huis24 includes a residentā€™s gym, co-working space, screening room and individual video intercom systems. Huis24 also offers bike and car parking, plus storage space available for rent.

Moinian Group

Hell’s Kitchen rental tops out

The Moinian Group has topped out of its newest luxury residential building, 572 11th Avenue, located at the southeast corner of West 43nd Street and 11th Avenue.

Upon completion, the 183,000 s/f rental building will consist of 164 apartments ā€” including seven penthouse units ā€” and an array of amenities.

Located in Hellā€™s Kitchen, north of the Hudson Yards District, the building was designed by CetraRuddy.

572 11th Avenue is located across from Sky, Moinianā€™s 71-story residential tower at 42nd and 11th Avenue.

572 11th Avenue, which is slated to begin leasing in 2018, includes a lobby with skylit reflective pond, a lounge, private sundeck, a cafe, and rooftop space designed in collaboration with CetraRuddy, as well as a professionally landscaped terrace by HM White.

Residents will also have access to an in-building gym, and are only a short walk away from Life Time Athletic at Sky.

The Daten Group

Leasing underway at Hoboken property

The Daten Groupā€™s VibeLiving division announced its seven-story, 46-unit luxury rental building in downtown Hoboken recently launched leasing.

Daten Group President David Ennis, said,Ā  ā€œThese high-end units meet the needs of young, affluent professionals seeking a more upscale living experience while offering a significant price discount relative to Manhattan.ā€

The 69,155 s/f building at 600 Harrison, designed by Nastasi Architects, features an amenities package that includes a virtual doorman, washer-dryer in each apartment, gym, outdoor recreation space and 32-spot parking garage.

Prices range from $2,700 a month for a one-bedroom, one bath, to $4,750Ā  a month for a three bedroom, two-bath. The building has five units of affordable housing in accordance with New Jersey State guidelines for Hoboken.

This marks The Daten Groupā€™s fourth suburban building under the Vibe Living brand.

The New York-based developer is also building a 39-unit luxury rental near the Barclayā€™s Center in Brooklyn at 840 Fulton Street, and a 70-unit luxury condo in Park Slope, at 575 4th Avenue.
