SL Green taps JLL to lease One Madison

JLL has been selected by SL Green Realty Corp. as exclusive leasing agent for One Madison Avenue.

The firm will provide a full range of marketing and leasing services for the planned 1.4 million-square-foot office building.

The new leasing assignment will be overseen by Paul N. Glickman and Alexander Chudnoff, vice chairmen; Daniel Turkewitz, managing director; and Diana Biasotti and Benjamin Bass, senior vice presidents, all with JLL.

“One Madison Avenue is one of the city’s most storied buildings,” said Glickman. “SL Green is in the midst of an ambitious redevelopment of the historic property that will create one of the newest and most advanced modern buildings in Midtown.

The building overlooks Madison Square Park and was designed to be harmonious with the park and the surrounding Madison Square district. One Madison Avenue will feature unique specialty floors, an auditorium and events space and state of the art infrastructure.”

SL Green tapped Kohn Pedersen Fox to design the redevelopment, which entails removing three upper floors and constructing 18 new floors, for a total of 1.4 million square feet of office space.
The 26-story office property will feature 470,000 s/f of new column free tower floors, with floor-to-ceiling glass and 14.3 fts ceiling heights.

In addition to the “glass jewel box” that comprises the 13th floor through the 26th floor, the building will offer a garden duplex on the 10th and 11th floors, with ceiling heights up to 22 feet and huge outdoor roof terraces.

The existing eight podium floors will be thoroughly redesigned and outfitted with a completely new core, elevators and state-of-the-art infrastructure. Additionally, the podium floors will feature a new glazed infill curtain wall creating floor-to-ceiling windows. Construction is expected to be completed by late 2022.

One Madison Avenue will also include private entrance and branding opportunities for major tenants.

The building will feature curated retail, amenity and event spaces, including a 12,000 s/f event space for hosting town hall meetings, large-scale presentations and parties.

It also has 108,000 s/f of fully conditioned, below-grade space. Additionally, the building enjoys in-building access to the 6 subway and is just steps from the N, Q, R and W trains.

The office tower shares the block with the Edition Hotel and is across the street from the world’s No. 3 restaurant, Eleven Madison Park.

One Madison Avenue was at one time the only office building in the neighborhood, and together with its sister building, the Clock Tower — once the tallest building in the world and a national landmark — it still comprises the full block.
