Silverbush delivering market facts that keep developers in the know

Joshua Silverbush is a firm believer that the best education comes from diverse experiences, and for him, each day at The Marketing Directors delivers just that.

Silverbush joined the firm, a national development advisory and master property marketing and sales team that works exclusively on behalf of owners and builders, in 2008 as an on-site sales associate for new condominium projects in Manhattan.

After graduating from the State University of New York at Albany where he studied marketing and finance, Silverbush found that real estate was the best career to combine both disciplines. Because his father is a real estate attorney, the business was not unfamiliar to him.

Silverbush began his career with The Marketing Directors working at condominiums such as The Atelier at 635 West 42nd Street, Linden78 at 230 West 78th Street, The Sheffield at 322 West 57th Street and The Setai at 40 Broad Street.

“Since the very beginning, I’ve been fortunate to have worked with so many talented people in the business. Their leadership taught me the fundamentals of the industry and the skill set I needed to launch a successful career,” said Silverbush.

After spending two years on the sales team, Silverbush transitioned to Business Development Analyst where he focused on providing in-depth market analysis for new construction and conversion projects in the New York metropolitan area.

Today, Silverbush is the Director of Market Insights where he oversees the company’s market research and analysis, turning data into actionable and sellable insights for clients and prospective clients.

While every day is different, Silverbush and his team are always compiling new data to track each market as closely as possible.

“We have to know every quantitative and qualitative detail about a vast number of properties, including past and present performance, so that we can make the most well-informed recommendations on the future of a given site,” he explained.

Well versed in all aspects of new development, Silverbush works side-by-side with his colleagues to ensure that every aspect of The Marketing Directors’ role in the development process is managed with precision, professionalism and the highest level of business ethics.

He said, “One of the most rewarding aspects of my job is working with a team that is so focused on helping our development clients make the best decisions possible. They trust The Marketing Directors to tell them the truth about what’s going on in the market, and my team has a responsibility to make sure our developers have all of the most up-to-date and accurate data possible to help inform their decisions on buying, selling, and what to develop and when.

Silverbush consistently puts his all into everything he does and enjoys the results and satisfaction of knowing that his clients get his full attention, and ultimately a result equal to that effort.

The industry has evolved in the nine years since Silverbush joined The Marketing Directors, with a significant change being that development has expanded dramatically outward from the epicenter of Manhattan. His day moves at a rapid pace and he must always allow for unanticipated projects or tasks involving any given market.

The firm currently has more than two dozen projects under development in Manhattan, Jersey City, Newark, Fort Lee, Brooklyn, Queens, and Staten Island for developers such as Brookfield, CBSK Ironstate, Kushner Real Estate Group, Fisher Brothers, Chetrit Group, SJP Properties, Trinity Place Holdings, Taconic Partners, Fisher Development and Peter Mocco.

Silverbush is constantly expanding relationships with his membership in REBNY and the National Association of Realtors, and by attending industry conferences, such as finance summits and multifamily panels.

In addition to having an active and passionate professional life, he has an equally active personal life where he focuses his time on traveling, live music and immersing himself in various cultural activities and experiences.

“I love travelling internationally, speaking different languages, and spending time with all different types of people,ˮ he said.
“But there’s nothing quite like walking around locally and seeing new buildings that we have worked on. It makes me incredibly proud of all the time and effort we put in to each and every property for our clients.”
