Aby Rosen’s RFR Holding Corp. secured a $270 million loan for 285 Madison Avenue, according to documents filed with the city today.
The loan replaces a $245 million mortgage from Goldman Sachs and Aareal Corporation. Natixis Real Estate Capital, the lender for the loan, provided $39.7 million in new financing.
The property is a 28-story tower located at East 40th Street. RFR bought out its partners in the building last year. It acquired an 85 percent stake in the property from GreenOak Real Estate, East End Capital and Downtown Properties for $334 million. RFR and its partners bought the building for $190 million in 2012.
Last April, Tommy Hilfiger expanded its footprint in the building to 205,563 s/f. Another recent deal at the property includes skincare company StriVectin Operating Company, which signed a 14,732 s/f lease last October.
