New law firm lands at JEMB tower

JEMB Realty Corporation (JEMB) announced that after recent capital improvements and an offering of pre-built spaces, they’ve signed a 10-year, 17,596 s/f lease with Haley Guiliano LLP, a new law firm established by Joseph M. Guiliano, currently the head of Ropes & Gray LLP’s intellectual property rights management practice group, at 75 Broad in the Financial District (FiDi).

“We are honored to welcome Haley Guiliano as our newest tenant,” said Jacob Jerome, principal of JEMB.

They were immediately attracted to the new pre-built spaces we launched earlier this year and their occupancy at the building continues to add momentum to our leasing strategy.”

Haley Guiliano LLP, which is scheduled to launch on Aug. 1, is a spin-off of the IP rights management practice group of Ropes & Gray, following Ropes & Gray’s announcement earlier this year that it will exit the patent prosecution practice. Guiliano will serve as the Managing Partner of the new firm, which will open with over 50 lawyers, technical advisors and support staff.

Michael Leff, Principal at Avison Young, represented Haley Guiliano LLP along with Principal and Executive Managing Director of Retail Services, Jedd Nero. JEMB was represented by Todd Stracci, Hal Stein and Eric Cagner of Newmark Knight Frank.

All pre-built spaces at 75 Broad offer 12-foot high ceilings, exposed steel columns, polished concrete floors, modern open kitchens and upscale finishes. Additionally, flexible floor plates range from 4,400 to 30,000 s/f, from the top floor down, and are easily divisible. In addition to the finished pre-built spaces and bathroom upgrades, JEMB also completed lobby and common corridor enhancements.

The 34-story tower was one of the original office towers erected in FiDi and once served as the former headquarters of the now-named ITT Corporation. The building’s telecommunication installations rank among the most sophisticated, with energy capacity surpassing industry norms and standards. 7
