NEW DEVELOPMENT: Sales launch at 277 Fifth; Eighty East Tenth takes a bow

NoMad cloudbuster makes debut

Sales have launched at Lendlease and Victor Group’s luxury condominium tower 277 Fifth Avenue in NoMad.
Architect Rafael Viñoly designed the 55-story tower, which will be one of the tallest buildings in NoMad.
The 130 one-to-four-bedroom homes will range in size from 828 to 4,520 s/f with pricing starting at approximately $2 million.

Upper-floor residences will feature 20 ft. tall living rooms and loggias – sheltered, open-air spaces that will be carved into the building’s corners.
Move-ins are slated to begin at the close of 2018.
“Given that views are the quintessence of Manhattan luxury, we created breathtaking panoramas by purchasing the air rights from six surrounding sites,” said Moshe Shuster, president of Victor Group.
“This enabled us to prevent surrounding vertical growth that might jeopardize our residents’ views. It also allowed us to build desirable residences in a tower with four completely usable corners.”
277 Fifth Avenue’s amenities will feature a curated lobby library, two-floor suite with entertaining lounge, bar and catering pantry, a private dining room, kids’ club, and a games lounge.
Additional services will include a full-time doorman and concierge, porter services, a live-in resident manager, private storage, a pet priority program, a dry cleaning program and a vehicle concierge.
Corcoran Sunshine Marketing Group is the exclusive sales and marketing team for the property. Beijing Shokai Group invested $100 million in 277 Fifth Avenue.

PARAMETRIC DEVELOPMENT
Village boutique the toast of town

Brown Harris Stevens Development Marketing has launched sales at Eighty East Tenth, a boutique 10-story, 12-residence condominium with a champagne-colored metal façade located at 80 East 10th Street on the corner of Fourth Avenue in Greenwich Village.
Developed by Parametric Development Group and designed by NAVA Companies, Eighty East Tenth features four one-bedroom residences, four three-bedroom residences, three full-floor residences and a duplex penthouse. Residences range from nearly 925 to more than 5,000 s/f, and available homes in the first release of sales are priced from $1.85 million to $7.85 million.

“Eighty East Tenth is a unique project in that the architect is the developer and the developer is the architect; it is rare to find such ‘double-duty’ developers, but the benefit is that the project gets executed exactly and they have the full control in fulfilling their creative vision,” said Stephen Kliegerman, president of Brown Harris Stevens Development Marketing, which is handling exclusive marketing and sales for the building.
Each home has ceilings over 10 feet, floor-to-ceiling imported triple-glazed windows, state-of-the-art appliances, central heating and air-conditioning, concealed and integrated window shade pockets pre-wired for electronic shades; washers and dryers; and access to a shared upper terrace.
Amenities include a part-time doorman and virtual concierge, common roof terrace, package room, private storage deeded with purchase, and bicycle storage.
Sales are being led by Gitu Ramani-Ruff and Sophie P. Ravet of Brown Harris Stevens. Occupancy is expected for 3rd quarter 2018.

Extell on top form

On the heels of launching 555TEN, its most ambitious luxury rental development to date, Extell Development Company, has unveiled a new collection of residences located on the building’s tallest floors.

The 555X collection is located on floors 44 through 55 offering unobstructed views from every side of the building, of the Statue of Liberty, Empire State Building, the East River and the Hudson River.
The loft to three-bedroom homes have interior finishes by Paris Forino.
“Leasing activity has been very strong since initial occupancy. Now that the amenities have been revealed – from the bowling alley to the rooftop pool, we have seen an even greater demand for the building and a particular interest in the highest floors and larger residences,” said Anna Zarro, Senior Vice President of Sales and Leasing at Extell Development Company.
“We anticipate the 555X collection will be very well received in the marketplace as we take the luxury and services already offered at 555TEN to the next level.”
555TEN was designed by architecture firm SLCE with interiors by McGinley Design.
The outdoor rooftop on the 56th floor includes a swimming pool and observation deck experience, lounge with fireplace and floor-to-ceiling windows.
An entire floor is dedicated to health and wellness, with a fitness center, daily exercise classes and indoor saltwater lap pool. 555PLAY offers a private bowling alley, arcade and children’s playroom.
And on-site pet care provider, Throw Me A Bone, oversees a covered outdoor dog park and full service pet care facility.

Simon Baron Development announced that the collection of 29 luxury residences at 12 East 88th Street are now available for immediate occupancy.

Ideal Properties Group recently launched 307 Van Brunt Street in Red Hook.
The buyer of the home will also be given a Tesla.
