Douglas Elliman Development Marketing (DEDM) has launched leasing for 445, a new rental at 445 West 35th Street.

Located at the intersection of Hudson Yards and Chelsea, the property is the sister building to The Lewis which was 100 percent leased in five months.

Developed by YYY West 36th Street, LLC a joint venture affiliate of Joy Construction and MADDD Equities with interiors designed by INC Architecture & Design and model residences by Yael Weiss Interiors LLC, has 118 unique studio to three-bedroom units. Prices start from $3,000 per month.

Eli S. Weiss, principal at Joy Construction, said, “Hudson Yards is rapidly evolving, with many options for renters, so our focus has been to deliver product that is unique and with high design in mind – 445 will do just that.”

Apartments have wide-plank oak hardwood flooring, custom Italian cabinetry, silk white Caesarstone countertops, paneled dishwashers and Liebherr refrigerators, full height tiled bathrooms, soaking tubs, walk-in showers in select residences, black stainless steel fixtures, Bosch washer/dryer and soundproof double pane windows with retractable solar shades. Select residences also offer private terraces.

The pet-friendly 445 offers multiple terraces, including a rooftop with grills, a fully attended lobby and concierge service, resident’s lounge, bicycle storage, and fitness center.

1 Flatbush makes its debut

Leasing has begun at 1 Flatbush, a new 19-story luxury rental tower developed by Slate Property Group and located at the crossroads of Downtown Brooklyn.

With a modern design by Hill West Architects, 1 Flatbush has a steel, brick and glass façade with warehouse-style mullioned windows.

All 183 residences feature floor-to-ceiling windows, driftwood stained wide-plank oak hardwood floors and an in-unit washer/dryer.

Kitchens have custom Shaker grey lacquer cabinetry with chrome hardware, waterfall-style countertops a full stainless steel appliance package from Fisher & Paykel, Bosch and Frigidaire.

Amenities include spaces to work, relax and entertain, such as a residents’ lounge with co-working space, communal dining room with private event party kitchen and a wrap-around outdoor patio.

There is a game room with pool or shuffleboard, vintage arcade machines and a wet bar, a fitness center, rood deck, 24-hour lobby concierge and on-site super.

Connected to the community, 1 Flatbush is home to 24,500 os/f of street-level retail space.

Park Slope rental open for business

Greystone Development has begun leasing at No. 223 in Park Slope, Brooklyn.

Situated near the Union Street MTA station, above Starbucks and next door to Blink fitness, the modern, 13-story building, adds 63 rental units, from studios to two bedrooms, to the neighborhood.

Daniel Goldner Architects designed the property. The upper levels of the building are partially set back to create terraces and dual exposures in the living rooms and master bedrooms.

The layouts also maximize usable square footage, allowing for the inclusion of in-home washers and dryers and walk-in closets in most units.

Building features include a virtual doorman, part-time attended lobby, resident’s lounge with chef’s kitchen, landscaped roof deck, and bicycle storage.

Apartments average 900 and rents start at “net effective” $2,315.

There is a Starbucks on the ground floor and additional retail planned in the coming months.

Sneak peak at new UWS conversion

Tamarkin Co. has launched a teaser site for their new Upper West Side conversion at 555 West End Avenue.
The circa-1908 Catholic School is being converted to a collection of 13 condos.

For their first Upper West Side project, Tamarkin Co. is carefully restoring original details, such as the roof’s signature turrets, and creating residences with massive ceilings and classic layouts.

Nearly all of the 13 homes have unique floor plans ranging from three- to five-bedrooms with entry foyers, walk-in pantries and eat-in-kitchens.

Tamarkin Co. is developing 555 West End Avenue in partnership with CL Investment Group.

Ready for take-off at 111 Murray

Closings are underway at 111 Murray Street, the 64-story glass tower in Tribeca.

Developed by Fisher Brothers, Witkoff and New Valley, the closings signal immediate occupancy at the 157-unit residential tower.

The property has been conceived in collaboration with Kohn Pedersen Fox with interiors by David Mann of MR Architecture + De-cor, with amenity spaces by David Rockwell of Rockwell Group. Edmund Hollander is creating the exterior landscape designs including a new 10,000 s/f plaza.

More than 20,000 s/f of amenities include a Turkish hammam, private dining room, lap pool, children’s splash pool, spa, saunas, fitness center, Drybar, teen arcade, children’s playroom, media room and a private aircraft concierge service.

111 Murray offers one- to five-bedroom condominiums priced from $2 million to $40 million for a full-floor penthouse.

Makeover complete at 275 South

Nelson Management Group, through its investment firm Global One Investments, and L+M Development Partners have completed the rooftop deck, fitness center, common areas, lobby, elevators and a ground-floor live/work lounge at their 275 South apartment tower, located on 275 South Street in Two Bridges.

The 19-story, 256-unit mixed-income property’s full-scale makeover was announced in early 2017 after the firms tapped ORE Design + Technology to lead a complete capital improvements program.

The property offers studio to three-bedroom apartments. priced from $2,350. Bold New York is the leasing and marketing agent.
