Closings underway at Eichner tower
Closings are underway at Madison Square Park Tower, the new condominium building in the Flatiron district from Bruce Eichner’s the Continuum Company.
Madison Square Park Tower stands at 777 feet tall, making it the tallest residential building between Midtown and Lower Manhattan.
Designed by Kohn Pedersen Fox, the 65-story glass edifice is home to 83 luxury homes with interiors by Martin Brudnizki Design Studio and views that include the Empire State Building, Chrysler Building, the clock tower at 1 Madison Avenue, World Trade Center, the Hudson and East Rivers and Madison Square and Gramercy Parks.
The first five floors of the building will be dedicated to a collection of amenities that include a library, a half court basketball court, golf simulator room, private training and yoga studio, children’s playroom, fitness center, drawing room with a billiards and cards room that opens out to a landscaped terrace. An entertainment suite on the 54th floor will be called FIFTYFOUR.

Williamsburg rental tops out
A seven-story mixed-use residential rental building with both architecture and interiors by Gene Kaufman Architect (GKA) has topped out at 56 North 9th Street in Williamsburg.
The 100,000 s/f building overlooks Bushwick Inlet Park and fronts the East River.
The choice of a waterfront location brings the area full circle. What started out in the late-20th century as an industrial site has, following residential and commercial development elsewhere in Williamsburg, once again become a popular location for development, in this case made possible by zoning for mid-rise structures.
“Williamsburg is this generation’s SoHo, a place of urban transformation that has taken it from industrial decay to artists’ haven to hipster playground and now to vibrant residential community,” said Kaufman, founder of GKA. “This project complements the neighborhood’s evolution and contributes to its growth.”
The building’s exterior cladding is a customized lightweight metal system fabricated in Poland.
Retail space occupies the first two floors with four floors of residential units above. Most have balconies and terraces that overlook the waterfront, with the views enhanced by the building’s angled façade.
On the seventh floor are three penthouses, each with private access to the roof.
GKA has also designed the interiors. The lobby has a 16-foot greenwall and large storefront windows. Amenities include indoor and outdoor lounge space and a children’s play area.

West side tower rising
515 West 36th Street, a new mixed-use, 38-story tower designed by Ismael Leyva Architects, topped out in mid-July.
Located at the future Hudson Boulevard on the West Side of Manhattan, the building is being developed by Lalezarian Properties.
“As this new building rises, we are excited to see 515 West 36th Street seamlessly integrate into the New York City skyline,” said Ismael Leyva, president of Ismael Leyva Architects.
515 West 36th street is a mixed-use 38-story tower of 248,000 s/f. The property includes commercial retail use at the cellar, ground floor, and 3rd floor, with parking on the 2nd floor. The 4th – 7th floor will be used for a community facility, with the 8th – 38th floor are residential.

Loft Collection unveiled uptown
Magnum Real Estate Group is releasing new inventory at 389 E89, New York City’s top-selling new development of 2016.
With closing underway and residents moving in, 28 residences within the first six months of 2017.

Directors land a Walker tower
L+M Development Partners has tapped The Marketing Directors as the exclusive leasing and marketing agent for an iconic Newark, N.J. tower at 540 Broad Street.
The residential firm will work closely with L+M Development Partners to bring the high-rise apartment building at 540 Broad Street to the market.
The 20-story property in Downtown Newark, known as the New Jersey Bell Headquarters Building with its Art Deco brick and sandstone façade, is being repurposed to include rental homes and 60,000 s/f of office and retail space.
The historic property was built in 1929 and was designed by architect Ralph Walker. In 2005, 540 Broad Street’s facade and lobby were listed on the National Register of Historic Places.
Redesigned by Inglese Architecture + Engineering, along with interior design firm CetraRuddy, the 436,000 s/f tower will feature 265 mixed-income apartments in a mix of studios, one-, two-and three-bedrooms. Amenities will include a fitness center; basketball court; game room; bicycle storage; laundry room and 24/7 doorman.
