Avison Young announced the closing of a 4,000 s/f lease for H&D Physical & Occupational Therapy on the seventh floor of 815 Second Avenue, which brings the property to 100 percent occupancy.
H&D Physical & Occupational Therapy is relocating from 708 Third Avenue.
An Avison Young team consisting of Principal and Tri-State President Arthur Mirante, Principal Martin Cottingham, and Associate Matthew Pynn represented the building’s owner, The Domestic and Foreign Mission Society of the Protestant Episcopal Church. The tenant was represented by Thomas Birnbaum of NYC Realty Advisors.
The 11-story office building’s location on the corner of East 43rd Street and Second Avenue is just a few steps from both the United Nations Headquarters and Grand Central Terminal.

Lee & Associates NYC arranged a six-and-a-half-year, 7,000 s/f sublease on the fourth floor at 15 Maiden Lane for BerlinRosen.
The public relations and strategic communications firm is already an anchor tenant at 15 Maiden Lane, with office space currently spread across the eleventh, fifteenth and sixteenth floors. This new partial fourth floor lease represents an addition to their existing office space in the building.
With offices in New York City, Los Angeles and Washington D.C., BerlinRosen offers a variety of public relations services including public affairs, media training, campaign consulting as well as digital and social media. Their clients work across industries with some examples being Samsung, Cornell University, Lyft and the Waldorf Astoria
The subtenant, BerlinRosen, was represented by Ari Waldman of Lee NYC. The building owner, Heller Properties, was represented by Gregory Gang, Executive Managing Director/Principal, Catherine O’Toole, Executive Managing Director/Principal, and Ari Waldman, Director.
BerlinRosen will move into the fourth floor space in spring 2019. Asking rents in the building are $42 psf.

The Durst Organization and The Port Authority of New York and New Jersey announced that Studio71, LP has signed a five-year lease for 6,557 s/f on the 77th floor of One World Trade Center, Augustus Intelligence Inc. has signed a three-year lease for 3,510 s/f on the 45th floor and Softomotive US, Inc. has signed a six-year lease for 7,530 s/f on the 46th floor of the property.
Studio71, expanding from their office in Los Angeles, is taking a newly constructed pre-built. Softomotive is moving from their Servcorp space in the building to 46th floor second generation pre-built space. Start-up Augustus’ plug and play turn-key suite was on the market for less than one month and was delivered to tenant fully-furnished and wired.
Studio71 was represented by Managing Director Stephan Steiner of Savills Studley. Augustus Intelligence was represented by Carol Engel of CS Engel + Associates. And Softomotive US was represented by Associate Broker Elliot Warren and Associate Jared Sternberg of the Kaufman Organization.

Helmsley Spear announced a new lease totaling 2,600 square feet at 170 Broadway in Brooklyn.
Scott M. Bloom, Senior Vice President of Helmsley Spear and Eric Nova represented the tenant in this lease and Anthony Gurino on behalf of the landlord Broadway Driggs LLC. The long term lease is for both commercial units. The tenant is the practice of respected ENT physician Harry Pantelides, MD.
CONNECTICUT
Charter Realty & Development secured a 29,451 s/f lease for HomeSense at Enfield Commons in Enfield, CT. The center is located at 25 Hazard Avenue and is owned by Paramount Realty.
Enfield Commons is a 281,000 s/f center and current tenants include Aldi, Marshalls, Michaels, Old Navy, Petco and Olive Garden. Charter has completed more than 40 leases with TJX, the parent company of TJMaxx, Marshalls, HomeGoods, HomeSense, and Sierra Trading Company.
HomeSense is expected to open in the Enfield Commons Shopping Center by the end of 2019.

HK Group announced a 7,800 s/f lease of the building at 1501 Kings Highway East in Fairfield.
The tenant, Q88, is moving its Connecticut headquarters from Stamford to the Fairfield building and almost doubling its space. Q88 is a leading software provider to the maritime industry with offices in Stamford, London, Athens and Singapore.
The company chose the 1501 Kings Highway East building due to its immediate proximity to the Fairfield Metro train station. The move is to be completed sometime during this summer.
