LEASES: CPEX reps for Uber support center; JLL tapped for five lease in Midtown buolding

Booze bigs lease NJ warehouse

Booze distributor Gordon Logistics has leased a new 270,000 s/f warehouse in New Jersey.
CBRE announced that the third-party logistics provider to major wine importers, alcoholic beverage and food wholesalers, signed a long-term 269,424 s/f industrial lease at 180 Raritan Center Parkway in Edison, New Jersey.
Gordon Logistics will occupy the majority of the 354,000 s/f warehouse facility.
“Gordon Logistics was looking for a long-term solution for its warehouse and distribution needs in a building with a corporate appearance and a facility that would handle its current and future growth,” said Scott Belfer, senior vice president with CBRE in New Jersey.
The CBRE team of Scott Belfer, Lou Belfer and Nicholas Nitti arranged the lease on behalf of the building ownership, New York Life (NJIND Raritan Center, LLC).

Storage upstart Clutter collects more space

Clutter, the fast growing tech-enabled storage company that lets clients store extra stuff without actually leaving their house, has inked a deal for 450,000 s/f of space in New Jersey.
The California-based company has outgrown the North Bergen facility it leased two years ago, according to Andrew Stypa, the Cushman & Wakefield broker who, along with Daniel Badenhausen, has helped Clutter open outposts in Northern and Southern California, and Seattle over the past two years.
The duo brokered a full-building industrial lease for Clutter at 1065 Cranbury South River Road in South Brunswick, a newly constructed facility from IDI Logistics.
Cushman & Wakefield’s Jason Goldman, Andrew Siemsen and Marc Petrella served as landlord representative for IDI Logistics in the long-term lease.
Founded in 2015, Clutter currently operates in seven major cities, including Los Angeles, New York and Chicago.
“The storage industry generates a reported $38 billion in annual revenue, and within this sector, Clutter is carving a distinctive niche from a service perspective,” Stypa noted, adding that the new facility will accommodate additional in-place growth.

Food co. takes freezer space

Frozen foods company, Dr. Praeger’s Sensible Foods, signed a long-term 56,760 s/f industrial lease at 180 Raritan Center Parkway in Edison, New Jersey.
Dr. Praeger’s Sensible Foods will occupy the only large freezer space available in the 354,000 s/f warehouse facility.
The CBRE team of Scott Belfer, Lou Belfer and Nicholas Nitti arranged the lease on behalf of the building ownership, New York Life (NJIND Raritan Center, LLC).
“Dr. Praeger’s Sensible Foods required freezer space in a central location to meet its very specific distribution requirements,” said Scott Belfer, senior vice president. “The fully racked freezer space at 180 Raritan offers temperatures as low as -20 degrees, a unique feature in the market.”
Founded in 1994, Dr. Praeger’s Sensible Foods is a national brand established by cardiac surgeons Dr. Peter Praeger and Dr. Eric Somberg.

Uber support center opens

The CPEX Office Sales & Leasing Team has completed a lease agreement with Uber for just under 5,000 s/f at 1028 Franklin Avenue in Crown Heights.
Uber has opened a Greenlight Hub, an in-person support center for its driver-partners.
A CPEX team consisting of Rich Novak and Gina Damond, represented the landlord, LargaVista Companies. Sacha Zarba and Alice Fair of CBRE represented the tenant.
1028 Franklin Avenue is a 4,979 s/f standalone building.

CBRE announced the following under 30,000 s/f office leasing transactions in Manhattan.
Tenant Representation:
• Adam Foster and Brad Gerla represented Faust, Goetz, Schenker & Blee, LLP in an 18,495 s/f lease for the entire 18th floor at 101 Greenwich Street. The term is for 11 years and owner Cove Property Group was represented by Scott Cahaly, Clayton Kline and Mitch Konsker of JLL.
• Adam Foster and Brad Gerla represented Morris, Duffy, Alonso & Faleyin in an 18,495 s/f lease renewal for the entire 22nd floor at 101 Greenwich Street. The term is for 11 years and owner Cove Property Group was represented by Scott Cahaly, Clayton Kline and Mitch Konsker of JLL.
• Christopher Corrinet, David Kleinhandler, Lewis Miller, Ken Rapp and Andrew Sussman represented Troutman Sanders LLP in an 11,467 s/f lease expansion for part of the 18th floor at 875 Third Avenue. The term is for 11 years and owner Eastgate Realty was represented by Diana Biasotti, Harley Dalton and Paul Glickman of JLL.
• James Einstein represented Zuber Lawler & Del Duca LLP in a 6,850 s/f renewal for part of the 44th floor at 1 Penn Plaza. Owner Vornado Realty Trust was represented in-house by Josh Glick, Kevin West and Jared Silverman.
• Brad Auerbach, David Hollander, Ken Meyerson and Mary Ann Tighe represented Crain Communications in a 6,758 s/f lease expansion for the part of the 23rd floor at 685 Third Avenue. The term is for five years and owner Unizo Holdings Company was represented by Matthew Astrachan, Frank Doyle, Jonathan Fanuzzi, Clark Finney and Dan Santagata of JLL.
• Clyde Reetz represented Wenner-Gren Foundation for Anthropological Research in a 5,714 s/f lease for the entire 23rd floor at 655 Third Avenue. The term is for 10 years and owner Durst Organization was represented in-house by Ashlea Aaron, Tom Bow, Ashley Gee and Lindsey Ravesloot.

• Brad Auerbach and David Hollander represented sublessor Pitney Bowes in an 11,113 s/f lease at 292 Madison Avenue with Spark44 for the entire third floor. The term is for seven years and the tenant was represented by Gary Ceder of C&W.
• Meghan Allen, Paul J. Amrich, Anthony Dattoma and Neil King represented owner TH Real Estate in a 10,544 s/f lease at 780 Third Avenue with R4 Capital for the entire 16th floor. The term is for 10 years and the tenant was represented by Noel Flagg of NKF.

Greenland Forest City Partners announced that BKLYN CLAY, a local ceramics studio, has signed a ten-year, 5,260 S/F lease at 535 Carlton Avenue, an all-affordable building in Brooklyn’s Pacific Park neighborhood. The ground-floor retail location will be the largest ceramics studio in Brooklyn. Scott Scolish, Director of Development at Greenland USA, made the announcement.

HSP Real Estate Group, a member of NAI Global, announced the following leases:
• Evan Lieberman arranged a lease for women’s fashion collection, Maree Pour Toi, at 241 West 37th Street. The 1,400 s/f space represents the first office/showroom for the firm, which specializes in plus-size women’s apparel. Working with Lieberman on the lease was Michael Dylan of Inceptum, Inc. The landlord, 241 37 Realty Group, was represented by Alex Grumet of Liberty Star Management. The asking rent was $45 psf and the lease term is roughly 4 years.
• Evan Lieberman arranged a lease for fashion distributor Wilson Design Source and Supply at 530 Seventh Avenue. Based in Glasgow with offices in London, Dhaka and Hong Kong, the tenant is expanding its New York footprint by relocating to the 1,700 s/f space at the newly refurbished building. Its previous office was at 1350 Broadway. Working with Lieberman on the lease was Michael Dylan of Inceptum, Inc. The lease asking rent was $59 psf.
• Orangebox, a UK-based manufacturer and distributor that designs and manufactures work environments, leased 3,616 s/f at 320 Fifth Avenue as its first New York office location. The owner, Brause Realty, was represented by exclusive agents Jonata Dayan and Jonathan Ben-Dayan of HSP Real Estate Group. The tenant was represented by MHP Real Estate Services’ Jesse Rubens and Jessica Tennenbaum.
• Jonata Dayan and Jonathan Ben Dayan arranged the lease extension and expansion for International Contract Furnishings (ICF), representing both the owner and the tenant. The firm is moving from its 2,247 s/f fifth floor offices to a renovated 4,080 s/f space on the eighth floor of 32 Fifth with a lease term extended to 2024.

JLL completed five new leases, totaling 26,131 s/f for Brause Realty Inc. at 141 West 36th Street. Brause Realty, the building owner, was represented in all four transactions by Amanda Bokman, Lloyd Desatnick and Hayley Shoener:
• Wing Partners inked a lease for 6,533 s/f and will occupy the entire 22nd floor at 141 West 36th Street. The glass wall systems company is relocating to the building from 152 West 25th Street. The tenant was represented by Corey Abdo and David Toran with Advisors Commercial Real Estate.
• DMC signed a lease for 6,533 s/f and will occupy the entire 19th floor at the building. The provider of manufacturing automation and system integration services is relocating to the space from within 141 West 36th Street, doubling its previous occupancy on the 20th floor. The tenant was represented by Nicholas Woodhull, Cushman & Wakefield Inc.
• Global Employment Solutions/Fahrenheit IT completed a lease for 6,533 s/f and will occupy the entire fifth floor. The company is relocating from 5 West 37th Street. The tenant was represented by Betsy Buckley and Lisa Kiellwith JLL.
• Modern Merch Group completed a transaction for 3,266 s/f on the seventh floor. The women’s fashion accessories wholesaler is opening its first New York office. The tenant was represented by Evan Lieberman, HSP Real Estate Group.
• MacDonald Media inked a lease for 3,266 s/f on the 16th floor of the building. The independent media agency is relocating from 185 Madison Avenue. The tenant was represented by Thomas Sullivan and Stephanie Moore with Advisors Commercial Real Estate.

GHP Office Realty, an affiliate of Houlihan-Parnes Realtors, announced the following leases:
• Jamie Schwartz represented Robison Energy in a 12-year lease for a 16,400 s/f ndustrial building, a 2,750 s/fwarehouse building and a 35,000 s/f contiguous on-site parking/storage lot located at 45 Ryan Avenue, Portchester, NY. 45 Ryan Avenue was previously occupied by Verzion for its trucks and storage. The new owners, CDH Ryan LLC, purchased the property in December 2017 from a private long term owner. Richard Hendey of Houlihan-Parnes Realtors, LLC represented CDH Ryan LLC in the Robison lease.
• Jamie Schwartz represented The Westchester Bank in the expansion of its headquarters footprint at 12 Water Street, White Plain. the bank leased an additional 2,602 s/f on the second floor. The bank now occupies 13,852 s/f at the building. The owner, 12 Water Street Associates, LLC, was represented in house by principal Giulio Monaco.

• Carmine Inserra and Paul Schneider represented the Hochheiser & Akmal, P.C. in a 6,000 s/f office lease at 910 Franklin Avenue in Garden City, New York. The landlord, 910 Franklin Realty, LLC, was represented by Anthony Russo of Katz & Associates.
• Atlantic Plywood Corporation, a wholesale supplier of hardwood, plywood, lumber and panel products and solutions on the East Coast, has leased the entire 46,161 s/f building at 220 Smith Street in Farmingdale, NY. The building has 18 ft. clear ceilings, multiple loading docks and sits on a 2.2-acre paved and fully fenced site. Brian Pinnola and Matthew Giugliano, of NAI Long Island, and their colleague Barry Cohorsky, of NAI James E. Hanson in Hackensack, represented Atlantic Plywood. Brian Lee and Dan Marcus of Newmark Grubb Knight Frank represented the landlord.

T. Weiss Realty reported leases 5,699 s/f at its Melville Corporate Center I location, also known as 105 Maxess Road.
• ConvergeOne Holdings, Inc., a publicly traded IT services organization, leased 1,215 s/f. Craig Weiss represented both ConvergeOne and the landlord in the transaction.
• SI Engineering, P.C., a New York City-based engineering, planning and construction management firm, leased 1,050 s/f. Craig Weiss represented the landlord and Jeff Horn of Schacker Realty represented the tenant.
• Sphere Payments, LLC, a private equity backed merchant payment processing firm, leased 3,434 s/f, nearly tripling its current size at the T. Weiss-owned 330 S. Service Rd., Melville. Robert Seidenberg of CBRE represented Sphere and Craig Weiss represented the landlord in the transaction.

Richard Kave, of Lee & Associates NYC, negotiated a ground-floor, 1,943 s/f lease at 1615 Second Avenue, between 83rd and 84th Streets, for D is for Doggy, a daycare, boarding, grooming, training and walking service. The lease term is 12 years.

ABS Partners Real Estate secured 4,164 s/f of white box space for GCreate at the Brooklyn Navy Yard’s Building 77. The firm, a source for 3D printing and fabrication, has outgrown its current space in Bushwick. The sixth-floor space was leased for five years by GCreate. Abdul Shaibu and Ben Waller at ABS Partners represented the tenant.

Madison Realty Capital (MRC) announced three new leases at 184-10 and 184-60 Jamaica Avenue, a 613,000 s/f industrial property in Jamaica, Queens. A Pinnacle Realty team led by Paul Bralower and Decio Baio represented ownership in the lease negotiations. The three new signed leases at the property include the following:
• 18,504 s/f lease for Wit Zenith Trading Inc., a shipping and receiving logistics company.
• A 5,303 s/f lease for Moga Packaging Inc., a packaging services provider.
• A 15,781 s/f lease for 4PX Express USA, an international e-commerce solutions provider and express delivery service.
• In May 2018, French Connection, the apparel retailer, extended its 88,000 s/f lease at the property.
