Humanscale inks 33,000 s/f lease for new HQ and design studio at the Grace Building

Humanscale and Brookfield Property Partners today announced that Humanscale, a designer and manufacturer of ergonomic office products, has signed a 10-year, 33,000 s/f lease for its office headquarters and design studio at the Grace Building, located at 1114 Avenue of the Americas on Bryant Park.

“Our new headquarters in the Grace Building represents a great opportunity for Humanscale to establish a space that is welcoming to our clients and reflects the values of our brand,” said Humanscale Founder and CEO Robert King in a press release announcing the deal. “The location of this iconic New York building will be a great benefit for our team as we open it up to more visitors and events.”

The company’s new headquarters will accommodate all teams on a single floor.

Owned by Brookfield and The Swig Company, the Grace Building is a 49-story, 1.6-million-square-foot, LEED Platinum-certified office building. It features 42,000 square feet of retail space and a 30,000 s/f  outdoor plaza. Its office tenants include Bain & Company and Cooley LLP, and the building houses restaurants such as Gabriel Kreuther, Bluestone Lane, Joe & the Juice, Kreuther Handcrafted Chocolate, Sweetgreen and STK.

In March, Brookfield and The Swig Company signed a long-term net lease for 1100 Avenue of the Americas, the 386,000 s/f office and retail building adjacent to the Grace Building on the corner of 42nd Street and Avenue of the Americas. The companies plan to redevelop the 1100 Avenue of the Americas as well as “enhance and activate” the open-air, ground floor plaza it shares with the Grace Building.

Humanscale was represented in the deal by Deb van der Hayden and Paul Ferraro of JLL. Brookfield was represented in-house by Duncan McCuaig and Alex Liscio, alongside Ken Rapp, Peter Turchin, Sara Pontius, Zak Snider and Cara Chayet of CBRE.
