Forest City Ratner Companies today announced the opening and launch of leasing for 461 Dean, the world’s tallest modular tower and the world’s only modular residential high-rise.
The first residential building to open at Greenland Forest City Partners’ Pacific Park Brooklyn, the 32-story high-rise includes 363 rental apartments with unique features made possible by its modular construction.

Developed by Brooklyn-based Forest City Ratner Companies, 461 Dean is the first residential building to open at Pacific Park Brooklyn, the 22-acre mixed-use community that sits at the nexus of Fort Greene, Clinton Hill, Park Slope and Prospect Heights.
Designed by SHoP Architects, the designers of the adjacent Barclays Center sports arena, 461 Dean is a mix of 149 studios, 166 one-bedroom apartments and 48 two-bedroom apartments, with 23 original unit configurations. Studios at 461 Dean start at $2,450. One-bedrooms at the property start at $3,125, and two-bedrooms start at $4,750.
The amenity package includes a 24-hour doorman, fitness center, yoga and dance studio, skylounge and rooftop terrace with city views, game room with billiards and ping pong, children’s playroom and a washer/dryer in every unit.

Due to the innovative modular construction process – each modular unit had to be certain proportions to fit on a truck during transport – all apartments are generously-sized and well-proportioned, with unique features like wall-hung toilets. Each apartment’s Caesarstone countertop, stone backsplash and stainless steel appliances were installed at the Brooklyn Navy Yard and transported to the site.
Half of the units at 461 Dean are set aside for low- and middle-income New Yorkers. This past summer, 84,000 prospective residents applied for the 181 affordable units at the building.
Expected to achieve LEED Silver certification, this ultramodern building with a multi-colored metal façade is located at the intersection of Dean Street and Flatbush Avenue, next to one of the most well-connected transit hubs in the city, with 11 subway lines and a Long Island Railroad terminal.
Envisioned by renowned architect Frank Gehry, Pacific Park Brooklyn will include 6 million square feet of residential space across 6,430 units of housing, 2,250 of which will be affordable to low, moderate and middle income households. It will also contain 247,000 square feet of retail space, up to 1.6 million square feet of office space and eight acres of publicly accessible open space.
