Fashion brands, art crowd drawn to boutique 210 Eleventh Avenue

ABS Partners Real Estate announced 36,088 s/f in new leases at the Chelsea Arts Building an 11-story, 125,000 s/f property located at 210 Eleventh Avenue between West 24th and West 25th streets in Chelsea.
Occupied primarily by prominent fashion brands and art galleries, the boutique office property continues to attract high-profile creative tenants.

The announcement was made by Gregg Schenker, president and co-managing partner, ABS Partners Real Estate.

“Internationally renowned fashion labels continue moving to 210 Eleventh Ave, and tend to expand their presence over time, reflecting the quality of the building, neighborhood and atmosphere we’ve curated,” said Audrey Novoa, senior managing director of ABS Partners Real Estate.

“There is a distinctively artsy aesthetic and many of the spaces are flooded with natural light, which, combined with renovated common areas and ABS’s hands-on management style, makes this location attractive to a wide array of tenants.”

Novoa recently closed a range of transactions at 210 11th Avenue.

Isabel Marant, a French fashion designers, signed a 10-year, 4,070 s/f lease for her first New York City showroom, which will be located on the ground floor of the building. Novoa, Jakob Pedersen and Schenker represented the landlord, while Paige Engeldrum of Cushman and Wakefield acted on behalf of the tenant.
Gabriela Hearst renewed her lease for another three years and expanded her footprint by an additional 1,395 s/f, bringing her total presence in the building to 7,180 s/f. The women’s ready-to-wear clothing and accessories designer created a larger space on the third floor. Novoa, Pedersen and Schenker represented both the tenant and the ownership.

Jay Godfrey inked a 3,740 s/f lease for five years; Tokyo-based ADEAM renewed its 5,695 s/f lease; RainbowWave NYC, LTD, expanded to 8,929 s/f; Mr. and Mrs. Italy signed a lease for 2,874 s/f on the sixth floor and; Michael Stars leased 3,600 s/f.
