Done Deals: Touchdown for 21 apartments at 20 West Street

Citi Habitats agent Andrea Pedicini just sold a record 21 apartments at the Downtown Club Condominium for $13,650,000 in an off-market bulk deal.

Formerly the Downtown Athletic Club, the building at 20 West Street was converted to 288 condominiums by The Moinian Group in 2006.

Before that, it has served as a private social and athletic club famous for its annual Heisman Trophy ceremony. Named after John Heisman, the Downtown Athletic Club’s first athletic director, it remains the most prestigious award in college sports.

The units were sold by four New York‐based LLCs represented by Pedicini and were purchased by American investors. Donna Zavattieri of Safe Harbour Group represented the buyers.

“It was definitely one of the toughest negotiations of my career,” Pedicini said.

“Being a bulk of 21 units, some of them were quite challenging to sell. In the end though, we were able to put together a win-win solution for both the seller and the buyer and the deal closed really smoothly.”
