DONE DEALS: Roundup of the week’s residential sales

After a false start, Citi Habitats broker Brian Morgan was able to help an international purchaser find his perfect home in the Big Apple. Morgan recently sold unit #16E at 340 East 23rd Street (pictured top) for $1,750,000 to a buyer who thought the home was initially out of reach.

BRIAN MORGAN

“The buyer was initially interested in another one of my listings in the building, #10D, which was on a lower floor and a little less expensive,” Morgan explained. “He ended up putting an offer on that apartment, but he required a little more flexibility in his move-in date than the sellers were willing to accommodate, so it didn’t work out.”
Unit #16E was priced at premium because it is full of high-end custom upgrades – including white oak hardwood flooring, a California Closet in the master bedroom and a sound-proof media room. The kitchen is complete with a SubZero refrigerator, Miele oven/cooktop and dishwasher.
The two-bedroom, two-bath condo covers 1,269 sq. ft. and monthly common charges total $1,227 per month. Vlad Sapozhnikov of One World Property Advisors represented the buyer in the transaction.
