DONE DEALS: Residential sales roundup

When Becki Danchik’s Upper West Side listing fell flat in the spring, she encouraged her sellers to take it off the market.
“Five months later, it was a whole different market and we had multiple offers,ˮ said the Rutenberg agent.

“With selling any property, timing is a factor and so is finding a qualified buyer,ˮ added Danchik. “There were several people who saw the apartment in the spring but were not ready to take action. They kept their eyes on the apartment and, by the fall, there was a stampede as well as a fresh pool of buyers.ˮ
555 West 84th Street #4E is a seven-room pre-war home with 10 ft. ceilings, herringbone floors, a living room side-by-side with the dining room, three bedrooms and a master .
Danchik offered the apartment at $2.75 million and it sold within 21 days for $2.86 million. The buyer was brought in by Hillary Suchman of Sloane Square LLC.
“The majority of people who viewed the apartment were already living on the Upper West Side who knew exactly what they wanted and they had to act quickly given the recent sales history in the neighborhood,ˮ said Danchik.
