ABS renews long-term tenant at 270 Madison

ABS Partners Real Estate announced that law firm Wolf Haldenstein Adler Freeman & Herz LLP (WHAFH) has signed a 32,790 s/f lease renewal at 270 Madison Avenue.

The 269,000 s/f building in the Grand Central district was constructed in 1923, the same year the law firm moved in.

In a complex logistical maneuver, ABS will be relocating the tenant within the building temporarily, as its in-house construction team modifies the space to meet their needs.

Over the years, ABS has invested $20 million toward the repositioning of 270 Madison Avenue and enlisted architecture firm Spector Group to reimagine the 1980s-era lobby and curate a contemporary design with a three-story glass entrance façade and artistic woodwork features.

ABS also made upgrades to the building’s technological capabilities, including buildouts, high-speed fiber optic connectivity and a security key-card access system.

“Wolf Haldenstein Alder Freeman & Herz has chosen to continue housing its operations at 270 Madison Avenue thanks to our sustained investment in the property,” said Robert Finkelstein, executive managing director at ABS Partners.

“It is incredibly rare for a tenant to remain in one building for 95 years and we have devoted significant resources toward improving not only their office, but all of our tenant spaces and building systems.”

Peter Goldich of Atco represented WHAFH in the transaction and was a consummate professional throughout the negotiations.
