LEASES: ABS lands engineering tenant, Thor leases to Danish firm

ABS Partners Real Estate secured 4,550 s/f of move-in ready office space on the second floor at 333 West 39th Street for Matrix New World Engineering. The firm, which provides environmental and engineering services, opted to move its operations to a central location in Manhattan. Ease of access to the company’s headquarters in New Jersey was a driving factor behind the firm’s decision to take space proximate to Penn Station. John Brod and Alison Miller at ABS Partners represented the tenant. Alan Steinberg, of GFP Real Estate, along with Neil Joffee, acted on behalf of the ownership.

Thor Equities has leased the entire third floor at 139 Fifth Avenue in the Flatiron District to Harklinikken. The Danish company, which offers customized hair loss treatments for men and women, is opening its first New York City office clinic and showroom in the 5,745 s/f prebuilt space. Other tenants in the building include technology company Bitly, Eva Scrivo Salon, and Verizon located on the ground and lower levels. John Ryan, Arthur Mirante and Patrick Steffens of Avison Young represented the landlord in the transaction together with Jonathan Scheinberg of Thor Equities. Arik Efros of Douglas Elliman represented Harklinikken.

Susan Penzer

Susan Penzner Real Estate announced that Parisian PR firm, DLX, funded by Bpifrance to set up their US office, has leased 2,200 s/f of space at 62 Grand Street. Thomas Mahl and Susan Penzner of Susan Penzner Real Estate represented the tenant. Greg Goldberg and James Famularo of Meridian Capital represented the landlord. Bpifrance is a program that helps French businesses establish themselves abroad. Launched in Paris in 2015, DLX has quickly established itself for its unique to fashion promotion.

Jamie Schwartz, Executive Vice President of GHP Office Realty, an affiliate of Houlihan-Parnes Realtors, announced that Robison Energy, LLC, has signed a 12-year lease for a 16,400 s/f industrial building, a 2,750 s/f warehouse building and a 35,000 s/f contiguous on-site parking/storage lot located at 45 Ryan Avenue, Portchester, NY. 45 Ryan Avenue was previously occupied by Verzion for its trucks and storage. The new owners, CDH Ryan LLC, purchased the property from a private long-term owner. Richard Hendey of Houlihan-Parnes Realtors, represented CDH Ryan LLC in the Robison lease.

Brad Schwarz

Lee & Associates NYC announced that Brad Schwarz negotiated a 10-year, 2,258 s/f lease at 42-38 Crescent Street, between 42nd Road and 43rd Avenue in Long Island City, for Court Square Animal Hospital. The lease includes 1,644 s/f on the ground floor and 614 s/f on the lower level. The hospital will offer both general wellness and sick pet care. This will be the first New York City location for the practice. The landlord, Ampiera Group, was represented in-house by Alex Lau. West Hills Animal Hospital & Emergency Center is expected to open in the spring of 2019. Asking rent was $85 per square foot.

New Street Realty Advisors announced the following leases:

• A 2,500 s/f lease for the ground floor at 460 West 35th Street between ThyssenKrupp Elevator Corporation and landlord, 460 West 35th Street, LLC. ThyssenKrupp has the leased the entire ground floor. Matthew Gorman, Joshua Gettler and Christopher Bruggers of New Street acted on behalf of the landlord and dealt directly with the tenant.

• At 300 West 144th Street, Food joint Jin Ramen, leased 1,000 s/f of ground floor restaurant space and 400 s/f of basement space from landlord, 2707 Ave Corp. Matthew Gorman, Joshua Gettler and Christopher Bruggers acted on behalf of the principals of Jin Ramen.
